Co-Investor Services and Equity Capital Participation

Corpfin has co-invested with strategic partners on the acquisition of value-add and distressed assets requiring repositioning, while also providing the asset management and development services to the projects. 

Corpfin is currently executing the repositioning of two assets co-owned by KingSett Real Estate Growth LP No. 6.

Westmount Commons, London, Ontario

  • Repositioning of an underperforming 535,000 SF fashion mall, formerly anchored by Sears and Target into a mixed-used centre with primary focus on office and service-oriented retail uses to cater to the office tenancies and neighbour community.

  • The increased office component and focus on essential service-oriented retail uses has minimized the economic impact of COVID-19 to the investors.

Newport Centre, Winnipeg Manitoba

  • Repositioning a dated and under leased 150,000 SF 17-story office building through extensive capital upgrades throughout.

  • Performing ahead of expectations, having already reduced vacancy from 26% down to 8%.

Restructuring and repositioning assets is one of the key strengths of the Corpfin team. It is vitally important to Corpfin that co-investors be treated with transparency and participate in decision making.  With this in mind, and the long-term effects of COVID on the Canadian commercial real estate market, Corpfin is reviewing what is needed to participate in its role in the future. We are currently reviewing  the launch of an Opportunity Fund to target the re-structuring of assets in all aspects of the capital stack and implement an appropriate asset management and co-investment strategy taking into consideration the changing market created by COVID and how it will change both in the short and long term.
